Living inside the mall: shops converted to apartments

Empty mall spaces in the U.S. are being turned into housing hubs.

Built in 1898, Arcade Mall in Rhode Island in the U.S. is considered to be an important landmark. But since it was closed a long time ago, developers turned it into a housing hub where people can rent and live in a micro apartment.

Very convenient para sa mga residente ang tumira malapit sa isang mall.

Bukod sa pagkakaroon ng instant pasyalan, very convenient din ang pagsa-shopping.

Pero paano kung nakatira ka mismo sa loob ng isang mall?

Ito ngayon ang nagiging “trend” sa U.S. kunsaan ang mga isinaradong malls ay ginagawang housing hubs ng developers, ulat ng CNBC nitong December 6, 2024.

Across the first-world country, nasa 34 million square feet ang bakanteng mall space.

At the same time, may malaking housing deficit na umaabot sa 4.5 million.

Nakaisip ng paraan ang developers para matugunan ang dalawang problema.

Para hindi masayang at nakatiwangwang, nire-renovate nila ang mga vacant mall spaces para maging housing spaces or apartments.

Isa na rito ang Arcade Mall, na itinayo noong 1828 sa Providence, Rhode Island. Matagal na itong isinara.

Ang mga dating shops ay ginawang 48 micro lofts o apartments sa second at third floors.

Sa first floor naman ay may mga commercial spaces, tulad ng restaurants, bookstores, salons, at iba pang shops.

Kung isa kang residente, hindi mo na kailangang lumabas ng building para sa iyong mga pangangailangan.

Isa si Amy Henion sa residents ng Arcade Mall lofts.

Aminado siyang may ilang disadvantages pagdating sa espasyo, tulad na lang ng pagkakaroon ng maliit na kitchen.

Bawal din sa building ang devices o kitchenware na ginagamitan ng apoy, tulad ng gas stoves at gas ranges, para maiwasan ang sunog.

Hindi naman daw isyu ang privacy dahil ang mga bintana ng mga units ay may blinds na puwedeng isara at buksan.

Ang pinakagusto naman ni Amy ay may stores sa first floor para sa lahat ng pangangailangan—pagkain, pamimili, pagpapagupit, pagpapaganda, at iba pa.

Kapag tag-ulan at winter season, hindi na kailangang lumabas.

Ani Amy, “If it’s like pouring rain outside or if it’s snowy, you just really can’t be bothered to go out in the weather, you can still go downstairs and take advantage of those amenities.”

Proud din si Amy na sabihing mayroong sense of community sa grupo nilang residents.

TRANSFORMING DEAD MALLS INTO RESIDENTIAL SPACES

Dahil sa dami ng mga malls na nagsasara sa U.S., nagiging solusyon ng developers ang i-convert ang mga malls into spaces for housing, office, at medical facilities.

Pero may mga limitasyon ito.

Isa na rito ang zoning laws, dahil originally ay for commercial purposes ang intention ng kinatatayuan ng mga mall spaces.

Karaniwan ay hindi maganda ang lokasyon para tirahan ng isang pamilya, dahil hindi naman intended for residential living ang lugar.

May disadvantages din pagdating sa ventilation ng mga units. Limited ang paglalagay ng bintana.

Pero sa kabila nito, sinabi ng developers na maaaring maging “trend” hanggang sa mga susunod pang mga panahon ang conversion ng empty mall spaces into residential hubs.

Depende na lang kung paano titingnan at tatanggapin ng mga residente ang mga limitasyon nito.

Sa kaso ni Amy, marami raw ang kumukuwestiyon kung bakit napili niyang mag-rent ng maliit na espasyo sa dating mall.

Sagot naman niya, “Having a reasonable apartment at a reasonable price that will force me out of the community, and interacting with the people outside…

“The point is not to stay in the 250-sqm studios, but to interact.”
